Fresh water fishing, both trout and coarse fishing opportunities
are nearby as is golf and horse riding.
A leisure centre with
heated swimming pool, squash courts,
multi-gym and outdoor tennis courts is a mere 3 minutes walk away,
as is the town Park.
Launceston is a small sleepy country town, the house
being in a quieter part, the restaurants, cafe,
shops & a few pubs being just
a few minutes stroll.

Three bedrooms - 2 doubles and 1 double with two single beds.

Dining room with colour TV opening onto the south facing veranda.
There is also a bathroom with bath, shower, toilet and basin.
Lounge with colour TV.
The house is furnished to a good standard.
Also a small rear lawn with borders a blaze of colour in Summer.
The sun patio overlooks the spacious enclosed south facing front garden with flower borders,
a blaze of colour when the roses are in bloom (usually until late September each year).
Garden chairs provided- a real suntrap.

Heating by 1 upstairs & 2 downstairs night storage heaters (inclusive), and wall mounted electric convector heaters in bedrooms.

About Launceston a sleepy Cornish former market town, buildings huddled around a centuries old square
all overlooked by a Norman Castle. Narrow streets a delight to explore-
pubs with wooden beams.
Yet with all the amenities of modern living-
Chinese and Indian restaurants/ takeaways and a wine bar too.
Off Licence. Newsagents. Banks. A record shop. Coffee shops.
A florist. Ladies and gents hairdressers. A delicatessen. Bookshops.
Butchers and hardware stores both with unrivalled local service.
Tesco and Lidl Supermarkets, Focus DIY, Coop Homemaker, and Argos stores on the edge of town.
Keen gardeners will want to visit Homeleigh Garden Centre, (2 miles) now the largest in the county.
Within a few miles are two golf courses, and horse riding.
Keen stillwater fishermen will find Roadford Lake (wild brown trout) only 8 miles away and
Siblyback Lake (stocked rainbow trout) only 10 miles away.
River trout fishing through local Angling Club.
Siblyback also offers windsurfing.
The beaches and rock fishing of the North Coast
only a half-hour drive away.

great for walking , sunbathing on the beach or riding the waves.

Keeping inland explore the delightful town of Tavistock (11 miles) over the border in Devon, on the edge of Dartmoor-
with its granite tors, and wooded river valleys.
The South Cornish Coast
Less than 30 miles away the historic and much visited fishing village of Polperro.
Looe with its fleet of trawlers. Further along the coast
Fowey with its narrow streets clinging to the hillside.
To the west of Launceston is Bodmin Moor. Pop into Jamaica Inn.
Climb Rough Tor for superb views.
Visit the impressive Eden Project (approx. 45 minutes drive) -see the rainforest in the Tropics Biome.
Explore the National Trust gardens at Lanhydrock (approx. 35mins drive) or Cotehele House (approx. 25mins drive).

From £250 to £590 per week for the cottage (Easter £290 pw, High Summer weeks £590, August Bank Holiday Week £460).
Booking Fee NOT payable.
Bed linen and towels are also included. Cots and highchairs are available free of charge.
Bookings weekly from Saturday to Saturday during Main Season. Mid week, short breaks, weekend breaks and Friday changeovers may be available.
Arrival time after 2.30pm, departure time before 9.30am.
